1. The Pre-Freeze Plumbing Audit

Before the cold spell hits, we run every plumbing fixture in the house. This ensures that every line is clear and working properly. Identifying a slow-moving shower or a sticky faucet before it freezes is the first line of defense.

2. Main Line Depressurization

The most effective way to prevent a disaster is to shut off the main water valve.

  • City Water: Shutting off the main prevents endless water pressure from fueling a flood if a line bursts.

  • Well Water: If you have a well, we shut off the well pump to de-pressurize the supply.

  • Note: High-efficiency boilers, ice makers, and steam humidifiers like to "sip" water. When the main is off, they may enter a "lockout" mode. While we may need to restart these during a follow-up visit, it is a small price to pay to ensure your house stays dry.

3. Vulnerable Wall Management

Pipes on exterior walls are the most exposed to freezing because we cannot always see the quality of the insulation behind the drywall.

  • Open Vanity Cabinets: We open all under-sink cabinets to allow warm air to reach the plumbing.

The Recovery: Turning the Water Back On

We turn the main water valve on very slowly while listening for the flow. Once the system is pressurized, we test every fixture one by one. If a fixture is slow to work, it’s a sign that ice may still be present in that line, and we monitor it closely until it is clear.
